_builder_version=&#8221;4.19.4&#8243; custom_margin=&#8221;|40px|||false|false&#8221; global_colors_info=&#8221;{}&#8221; theme_builder_area=&#8221;post_content&#8221;]<\/p>\n<h2>Target-setting is key to success and momentum<\/h2>\n<p>&nbsp;<br \/>\n<span style=\"font-weight: 400\">Investor, developer, building owner, and tenant policies are essential to reducing embodied carbon by spurring action before a project begins when the largest range of solutions are available. As a project progresses, the range of options is reduced. Setting <\/span><span style=\"font-weight: 400\">net-zero embodied carbon<\/span><span style=\"font-weight: 400\"> targets early in a project (preferably before it begins) is therefore key to maximizing reductions and minimizing costs.\u00a0<\/span><span style=\"font-weight: 400\"><\/span><br \/>\n&nbsp;<\/p>\n<p><span style=\"font-weight: 400\">When it comes to targeting net-zero embodied carbon, there are three relevant types of targets:<\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400\">Company or organization-wide targets;\u00a0<\/span><\/li>\n<li><span style=\"font-weight: 400\">Project-level targets; and<\/span><\/li>\n<li><span style=\"font-weight: 400\">Material-level (procurement) targets.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400\">Organization-wide targets are most effective at accelerating action through aligning teams across an organization that may otherwise be siloed, such as sustainability, real estate, and procurement. Project and procurement targets support broader goals and ensure that reductions opportunities are followed through the value chain and communicated as a priority across the large number of stakeholders across a typical project.\u00a0<\/span><br \/>\n&nbsp;<\/p>\n<p><span style=\"font-weight: 400\">Public sustainability commitments can also help maintain momentum on climate action within a company while signaling demand for low carbon solutions, inspiring a \u201crace to the top\u201d among organizations competing to be the first to net-zero.<\/span><br \/>\n&nbsp;<\/p>\n<p><span style=\"font-weight: 400\"><\/span>[\/et_pb_text][\/et_pb_column][et_pb_column type=&#8221;1_2&#8243; _builder_version=&#8221;4.16&#8243; global_colors_info=&#8221;{}&#8221; theme_builder_area=&#8221;post_content&#8221;][et_pb_text admin_label=&#8221;Box: EC and Scope 3 emissions&#8221; _builder_version=&#8221;4.19.4&#8243; custom_padding=&#8221;20px|20px|20px|20px|true|true&#8221; border_width_all=&#8221;2px&#8221; border_color_all=&#8221;#FFAE00&#8243; global_colors_info=&#8221;{}&#8221; theme_builder_area=&#8221;post_content&#8221;]<\/p>\n<h3>Embodied Carbon and Scope 3 Emissions<\/h3>\n<p>&nbsp;<br \/>\n<span style=\"font-weight: 400\">Embodied carbon refers to the greenhouse gas emissions associated with the manufacturing, transportation, use, and disposal of building materials used in construction.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">The Greenhouse Gas Protocol Corporate Accounting and Reporting Standard splits GHG emissions into three scopes:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 300\"><b>Scope 1 <\/b><span style=\"font-weight: 400\">emissions are from a company\u2019s operations that are under a facility\u2019s direct control, e.g., on-site fuel combustion;<\/span><\/li>\n<li style=\"font-weight: 300\"><b>Scope 2<\/b><span style=\"font-weight: 400\"> emissions are from usage of electricity, steam, heat and\/or cooling purchased from third parties; and<\/span><\/li>\n<li style=\"font-weight: 300\"><b>Scope 3<\/b><span style=\"font-weight: 400\"> emissions are upstream and downstream value chain emissions, including upstream supply chain emissions from purchased products, transport emissions, and business travel and downstream emissions from transport of products, usage of sold products and product disposal.\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400\">Upfront or \u201ccradle-to-gate\u201d embodied carbon refers to embodied carbon impacts up to the point of purchasing, and are therefore accounted as scope 3 emissions (see Figure 1).\u00a0 The primary categories of scope 3 emissions associated with embodied carbon are (1) purchased goods and services and (2) capital goods, or assets that are used to produce goods or services.<\/span>[\/et_pb_text][\/et_pb_column][\/et_pb_row][et_pb_row _builder_version=&#8221;4.19.5&#8243; _module_preset=&#8221;71ec4c3d-39eb-4479-a760-0015d42fc7bc&#8221; global_colors_info=&#8221;{}&#8221; theme_builder_area=&#8221;post_content&#8221;][et_pb_column type=&#8221;4_4&#8243; _builder_version=&#8221;4.16&#8243; _module_preset=&#8221;default&#8221; global_colors_info=&#8221;{}&#8221; theme_builder_area=&#8221;post_content&#8221;][et_pb_text admin_label=&#8221;Fig 1&#8243; _builder_version=&#8221;4.19.4&#8243; _module_preset=&#8221;default&#8221; global_colors_info=&#8221;{}&#8221; theme_builder_area=&#8221;post_content&#8221;]<img loading=\"lazy\" decoding=\"async\" class=\"wp-image-16277 aligncenter size-large\" src=\"https:\/\/carbonleadershipforum.org\/wp-content\/uploads\/2021\/04\/CLF-Owner-Primer-2-Fig-1-Life-cycle-stages-and-GHG-accounting-1024x339.png\" alt=\"\" width=\"1024\" height=\"339\" \/><\/p>\n<p><em><b><\/b><\/em><br \/>\n&nbsp;<br \/>\n<em><b>Figure 1.<\/b><span style=\"font-weight: 400\">\u00a0 Building product life cycle stages included in scope 1, 2, and 3 greenhouse gas accounting, as described by the <\/span><a href=\"https:\/\/ghgprotocol.org\/sites\/default\/files\/standards\/Corporate-Value-Chain-Accounting-Reporing-Standard_041613_2.pdf\"><span style=\"font-weight: 400\">Greenhouse Gas Protocol Corporate Value Chain (Scope 3) Reporting Standard<\/span><\/a><span style=\"font-weight: 400\">. The <\/span><a href=\"https:\/\/ghgprotocol.org\/corporate-standard\"><span style=\"font-weight: 400\">GHG Protocol Corporate Accounting and Reporting Standard<\/span><\/a><span style=\"font-weight: 400\"> is used by companies, cities, universities, and other entities to report GHG emissions. Standards like the <\/span><a href=\"https:\/\/www.globalreporting.org\/\"><span style=\"font-weight: 400\">Global Reporting Initiative<\/span><\/a><span style=\"font-weight: 400\"> (GRI) and the <\/span><a href=\"https:\/\/www.sasb.org\/\"><span style=\"font-weight: 400\">Sustainability Accounting Standards Board<\/span><\/a><span style=\"font-weight: 400\"> (SASB) help define what companies must report in their annual sustainability report and how GHG emissions are accounted.\u00a0<br \/>\n&nbsp;<br \/>\nCorporate accountability initiatives encourage companies to take additional actions such as setting meaningful targets (see the <\/span><a href=\"https:\/\/sciencebasedtargets.org\/\"><span style=\"font-weight: 400\">Science Based Targets Initiative<\/span><\/a><span style=\"font-weight: 400\"> (SBTi)) or procuring 100% renewable energy (see <\/span><a href=\"https:\/\/www.there100.org\/\"><span style=\"font-weight: 400\">RE100<\/span><\/a><span style=\"font-weight: 400\">).\u00a0<\/span>[\/et_pb_text][\/et_pb_column][et_pb_column type=&#8221;1_2&#8243; _builder_version=&#8221;4.16&#8243; global_colors_info=&#8221;{}&#8221; theme_builder_area=&#8221;post_content&#8221;][et_pb_text admin_label=&#8221;Company targets &#8211; part 2&#8243; _builder_version=&#8221;4.19.4&#8243; custom_padding=&#8221;|||20px|false|false&#8221; global_colors_info=&#8221;{}&#8221; theme_builder_area=&#8221;post_content&#8221;]&nbsp;<br \/>\n<span style=\"font-weight: 400\">Until recently, GHG accountability initiatives have focused on emissions from direct or indirect energy use, also known as scope 1 and 2 emissions. There are two primary approaches to setting project-level targets:\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">A <\/span><span style=\"font-weight: 600\">carbon intensity limit<\/span><span style=\"font-weight: 400\"> sets a maximum carbon footprint per area value for a building. For example, the <\/span><a href=\"https:\/\/living-future.org\/zero-carbon-certification\/\"><span style=\"font-weight: 400\">Zero Carbon Certification<\/span><\/a><span style=\"font-weight: 400\"> requires that \u201c[t]he total embodied carbon emissions of the project must not exceed 500 kg-CO\u2082e\/m\u00b2.\u201d<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 600\">Percent reduction goals<\/span><span style=\"font-weight: 400\"> from a baseline value can be set for the entire project or on a per area basis. For example, the LEED v4 credit \u201c<\/span><a href=\"https:\/\/www.usgbc.org\/credits\/new-construction-schools-new-construction-retail-new-construction-data-centers-new-construct?return=\/credits\/new-construction\/v4\"><span style=\"font-weight: 400\">Building life-cycle impact reduction<\/span><\/a><span style=\"font-weight: 400\">\u201d awards points to teams that \u201cconduct a life-cycle assessment of the project\u2019s structure and enclosure that demonstrates a minimum of 10% reduction, compared with a baseline building.\u201d\u00a0\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400\">The embodied carbon of a project can be calculated by using whole building life cycle assessment (WBLCA) tools, such as <\/span><a href=\"https:\/\/choosetally.com\/\"><span style=\"font-weight: 400\">Tally<\/span><\/a><span style=\"font-weight: 400\">, <\/span><a href=\"https:\/\/www.oneclicklca.com\/\"><span style=\"font-weight: 400\">OneClickLCA<\/span><\/a><span style=\"font-weight: 400\">, and others. WBLCA analysis should be included in the scope of work for the project, to be led by the architect, engineer, and\/or sustainability consultant. <\/span><i><span style=\"font-weight: 400\">Learn more about WBLCA in the Carbon Leadership Forum\u2019s <\/span><\/i><a href=\"https:\/\/carbonleadershipforum.org\/lca-practice-guide\/\"><i><span style=\"font-weight: 400\">Practice Guide<\/span><\/i><\/a><i><span style=\"font-weight: 400\">.<\/span><\/i><br \/>\n&nbsp;<\/p>\n<p><span style=\"font-weight: 400\">Analyzing data from past projects is ideal for providing meaningful carbon intensity limits or reduction goals. As of April 2021, there is no publicly available database of building life cycle assessments to provide embodied carbon benchmarks at the building scale. Additional research is needed to provide benchmark numbers similar those available for operational energy.<\/span>[\/et_pb_text][et_pb_text admin_label=&#8221;Material-level targets&#8221; _builder_version=&#8221;4.16&#8243; custom_margin=&#8221;20px|40px|||false|false&#8221; global_colors_info=&#8221;{}&#8221; theme_builder_area=&#8221;post_content&#8221;]<\/p>\n<h3>Material-level targets<\/h3>\n<p><span style=\"font-weight: 400\">Procurement targets should be set during the design process and included in specifications. Similar to project-level targets, two approaches can be used:\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">A <\/span><span style=\"font-weight: 600\">material carbon intensity<\/span><span style=\"font-weight: 400\"> limit sets a maximum carbon footprint per unit of material, such as a cubic yard of concrete. For example, the <\/span><a href=\"https:\/\/www.dgs.ca.gov\/PD\/Resources\/Page-Content\/Procurement-Division-Resources-List-Folder\/Buy-Clean-California-Act\"><span style=\"font-weight: 400\">State of California<\/span><\/a><span style=\"font-weight: 400\"> requires that rebar purchased for State projects must be below the global warming potential limit of 1.06 metric tons CO<\/span><span style=\"font-weight: 400\">2<\/span><span style=\"font-weight: 400\">e per metric ton of rebar.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 600\">Percent reduction goals<\/span><span style=\"font-weight: 400\"> from a baseline value can be set in total or per functional unit of material. For example, the LEED BD+C New Construction pilot credit \u201c<\/span><a href=\"https:\/\/www.usgbc.org\/credits\/new-construction-core-and-shell-schools-new-construction-retail-new-construction-data?return=\/credits\/New%20Construction\/v4.1\"><span style=\"font-weight: 400\">Procurement of Low Carbon Construction Materials<\/span><\/a><span style=\"font-weight: 400\">\u201d awards teams 1 point for reductions of 0-30% and 2 points for reductions above 30% from the Carbon Leadership Forum\u2019s Material Baselines values.\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400\">Product embodied carbon should be tracked via product-specific environmental product declarations, rather than whole building life cycle assessment tools. owners may choose to develop embodied carbon targets as part of broader initiatives like Science Based Targets or their corporate green building policies, the 2030 Challenge for Embodied Carbon and the Clean Construction Declaration are two examples of commitments that include targets specific to embodied carbon in construction.<\/span><br \/>\n&nbsp;<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-13227 aligncenter size-full\" src=\"https:\/\/carbonleadershipforum.org\/wp-content\/uploads\/2020\/12\/A2030-logo.png\" alt=\"\" width=\"110\" height=\"110\" \/><\/p>\n<p>&nbsp;<br \/>\n<span style=\"font-weight: 400\">The <\/span><a href=\"https:\/\/architecture2030.org\/2030_challenges\/embodied\/\"><span style=\"font-weight: 400\">2030 Challenge for Embodied Carbon<\/span><\/a><span style=\"font-weight: 400\"> from Architecture 2030 asks the global architecture and building community to adopt the following commitment:<\/span><br \/>\n&nbsp;<\/p>\n<p><span style=\"font-weight: 400\">The embodied carbon emissions from all buildings, infrastructure, and associated materials shall immediately meet a maximum global warming potential (GWP) of <\/span><span style=\"font-weight: 600\">40% below the industry average today<\/span><span style=\"font-weight: 400\">.\u00a0 The GWP reduction shall be increased to:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">45% or better in 2025<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">65% or Construction Declaration<\/span><\/a><span style=\"font-weight: 400\"> from C40 Cities pledge to \u201cbring together and inspire stakeholders to take action, and enact policies and regulations where we have the powers to:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Reduce embodied emissions by at least 50% for all new buildings and major retrofits by 2030, striving for at least 30% by 2025<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Reduce embodied emissions by at least 50% of all infrastructure projects by 2030, striving for at least 30% by 2025<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Procure and, when possible, use only zero emission construction machinery from 2025 and require zero emission construction sites city-wide by
